Red Lodge Planning Board to hear proposal for 60-Unit Development

The Red Lodge Planning Board will conduct a public hearing at City Hall, Nov. 24 at 5:30 p.m., on a proposed 60-unit development at 3rd Street and Airport Road, the site of the gravel pit at the top of Brewery Hill. The development, called Alpine Basin, will include a clubhouse and a swimming pool. The homes will be built for multiple single families.Zorin Development from Moorhead, Minnesota, is planning the development. The project will consist of 60 two-story framed residential structures with a crawl space or concrete slab.  Eighteen will be two-bedroom units and 42 three-bedroom units.  It is expected to be completed by 2026. A traffic impact study conducted by Sanderson Stewart, Billings, concluded that the development will “generate a minimal amount of new traffic demands for area streets and intersections” with “approximately 213 new vehicle trips” being generated daily.  A crash history analysis showed that no crashes were reported at the study intersection in the last five years. A stop sign has also been recommended at the Alpine Basin access road. A copy of the applications and related materials for the Conditional Use and Design Review request are available electronically by request or available at City Hall.
